GNMLS Membership & Fees
Interested in joining the Greater Northwoods MLS? Only a Wisconsin-licensed principal Broker or Appraiser with REALTOR membership may enroll a firm with GNMLS. Agents practicing under a principal Broker or Appraiser may not subscribe individually; your firm must be enrolled with GNMLS before you can subscribe.
GNMLS Agent Input Form (pdf) (REALTORS or Staff joining existing GNMLS firm): Complete & return as instructed; please ensure your GNMLS Participant (Principal Broker) co-signs at bottom. All GNMLS-related fees are billed directly to the firm monthly.
Non-REALTOR Licensees: REALTOR membership is required for a full-featured "Agent" logon to GNMLS. Non-REALTOR licensees and staff will be given a "Staff" logon with limited privileges. Licensees may CLICK HERE to read about REALTOR Membership through NWAR, but you can only join any local association at which your principal Broker holds membership. Please verify your principal Broker is a NWAR Member before applying to join NWAR.
GNMLS Firm Enrollment Instructions (Principal Broker or Appraiser):
NOTE: Brokerage membership in the GNMLS requires ongoing, actively endeavoring to list and/or sell real property under the firm’s Wisconsin license per Article 4 of the GNMLS Bylaws. For those seeking access to listing data, GNMLS licenses listing data via the CoreLogic Trestle platform. More data licensing information is available here (pdf).
Must be a brokerage or appraisal firm with active membership to any REALTOR association
Please include letter of good standing from your primary local association (not needed if NWAR) for principal Broker or Appraiser and any Agent subscriber(s)
GNMLS Brokerage Application (pdf) - Principal Broker or Appraiser should complete & return; includes Agent Input Form to complete (and co-sign at bottom) for any enrolling Agents & Staff
Costs:
$1000 initial fee per firm (sole proprietor, corporation, etc.)
$40* monthly per licensee** registered to firm and all branch offices within GNMLS service area***
Subscriber fees are assessed for ALL licensees at participating offices regardless of whether licensees choose to participate in GNMLS, unless a waiver of dues has been granted. The GNMLS Brokerage Application above includes a licensee waiver form.

*** GNMLS Service Area: Forest, Iron, Langlade, Lincoln, Oneida, Price & Vilas Counties in Wisconsin
If firm has branch offices outside GNMLS service area, those branches are not required to join - but may join without incurring additional $1000 fee
Appraisal offices pay for a single subscriber
