What if my listing has a cottage or other additional finished space?
Only the primary residence’s finished, year-round square footage may be listed for the home. Per ANSI standards the finished space must be accessed via contiguous finished space. If you have to leave the year-round finished space to access other finished space, then it is not contiguous.
- Mark ADU Detached Dwelling as Yes and fill in the Detached Finished SqFt for the total of all detached square footage, such as a guest cottage and finished space above a garage or boathouse.
- In addition, the field for “Fin SqFt Total” may include the sum of all finished sqft for the property.
- Remarks may note a Guest Cottage with features listed.
- In Exterior Features you should check Guest Cottage.
- If marketing a property as a single family home, the same ANSI standards apply. If there are 2-4 dwellings that are similar or identical (thus no clear "primary" dwelling), you must choose only one to enter the GLA and basement sqft, beds and baths in the MLS. The information for additional dwellings can be provided in the remarks, on a separate document or floor plan, etc. The additional unit(s) would be ADU(s), and “Total Finished SqFt” can include all of the finished space available in the sale. Properties with more than 4 dwellings do not qualify as residential according to Wisconsin Statute 709.001(5) and should therefore should be entered as commercial.
