What if a protected buyer comes back to purchase a listing?

If a protected buyer returns to purchase a property, there is an extension of the original listing contract for the protected buyer and the intervening listing contract becomes null & void – after the closing.

Until closed, the listing should continue to be marketed by the current listing broker, but MLS status changes must be entered as the listing broker becomes aware of them while the transaction works toward closing.

After the protected buyer sale is closed, the new listing broker should cancel their listing. The original listing broker should reopen their original listing, change the Expiration Date to match the closing date, and then mark it as 'Sold' with appropriate dates and information.
