What are the most common errors made in Data Entry?
Here are some very common errors that can be avoided by reading the hints during listing entry and knowing the MLS policies:
- Missing documents. Every listing should have a GIS or Survey map and a Property Condition report (or refusal to sign) along with Lead Based Paint disclosure if the building is pre-1978. This pertains to all properties in all states listed in GNMLS.
- Brands named in the MLS remarks. No MLS fields or photos should include name brands including appliances, fixtures, features, builders, nearby businesses or other. Only government entities are allowed. A separate document may be included as a feature list that includes such items, provided they are not related to the listing brokerage.
- Self-promotion. The naming of the agent, firm, contact information, website, etc. or encouragement to contact the agent or brokerage.
- Photos that include people or pets, reflections or their body parts.
- Bad math. Finished basement plus GLA (finished above ground) equals total finished.
- Basement inconsistencies in sqft, full vs partial.
- Including external beds/baths in the primary home.
- ADU sqft should be included only in “Fin SqFt Total” (not GLA).
- Knowing and following the national ANSI standards for bedrooms, finished space, measurements, etc.
