May Concessions be shown in the public remarks?

Yes, as long as they are shown as a dollar amount, they can be noted in the general public remarks. The remarks should specify what the concession is for (i.e. roof repair, carpet allowance, buyer closing costs, general updates).

Concessions do not need to be shown in public remarks for active listings, but may be.

Seller concessions come from the seller’s wallet and are paid to the buyer.  The buyer may choose to use them to pay agent fees.

For all listings with concessions, mark Yes in the data entry form.  At closing on the sale closed form, specify the total amount of the concessions and the designated uses.

Anything identified under the Commission or Compensation to Others sections of the listing contract is not a concession and may not be referenced in the MLS.
