Are entry rules different for Commercial listings?

There are a few differences between residential and commercial rules within GNMLS, but most things apply to all entries in the MLS.

Sale Price Reporting: In Residential, only the real estate transfer price (as reported to the county authorities) may be shown as the sale price in the MLS. No personal property (docks, campers, appliances, boats, etc...) should be added in the sales price. In Commercial, non-real estate value may be included - such as inventory, good will, etc. So the total cash exchanged may be reported as the sale price.

Units: Residential properties can include only 1-4 dwelling units. If a property has more than 4 units, it may be only listed as Commercial.

Leases: Commercial properties may be offered for lease and may be offered at a total sale price or per square foot price.

Documents: GNMLS board-approved policies require some sort of property disclosure for all properties. Commercial properties should use either: Commercial Condition Report (WRA-CCR) or Refusal to Complete Form. All other requirements are the same, including required photos.
