What if my protected buyer purchases my listing?

If a protected buyer purchases the property, there is an extension of your original contract and the intervening contract is null and void – after the closing.

Note:  Until closed, the property should continue to be marketed by the new broker, but status changes must be entered as the broker is made aware of them. Let the current broker know of status changes as you work toward closing.

After the sale is closed and the other broker has canceled their listing, reopen your original listing and change the expiration date to the closing date, then mark as sold with appropriate dates and information.
